Wood Or Composite For A St. Charles Deck

Day one passes. A Fox Valley winter runs the boards through freeze and thaw for months, spring soaks them, and August cooks whatever the oaks are not shading. Wood answers by cupping, splitting at the fastener and greying in patches. Drive west from the river and the ground stops being flat. Lots step down toward creek corridors, basements come out at grade, and a deck that would sit two feet up on a flat lot is suddenly eight feet up with fourteen risers hanging off it.That turns rail from trim into structure. Under the 2021 IRC model code, guards come in above 30 inches off grade, and the St. Charles deck handout repeats that trigger at a 36 inch minimum height. Past that line you are buying perimeter rail, stair rail both sides, a graspable handrail and post kits that land on blocking. Codes vary, so confirm yours with the Building Division before ordering.

Composite And Vinyl

The volume answer on tall decks, because it is the cheapest way to buy a lot of linear feet. Colour matches the boards and stair kits come with the system. A 20×24 walkout can eat 90 running feet before you reach the stairs.

Aluminum Uprights

Where you go when the rail needs to be slimmer. Narrow uprights, thinner top rail, less view blocked, and one hardware family covering level runs, raked stair sections and gates.

34 square miles

About 34 square miles at roughly a third the density. Half acre to six acre lots along Silver Glen, Bolcum, Crane and Campton Hills Road, newer subdivision stock and long private drives. Most of the tall walkout decks in this market are out here.

Those two ZIPs cover about 47 square miles. The City covers about 15. Fox Mill is the classic case: mail says St. Charles 60175, the permit comes from Campton Hills. Check your parcel on the Kane County GIS map before anyone quotes you a fee.

St. Charles Deck Permits, Codes And Setbacks

St. Charles deleted the model code’s permit-exempt list, so every deck, gazebo, pergola and patio needs a permit. The City runs the 2021 IRC with local amendments. Figures below are split between the City’s deck handout and the model code. Codes vary, so confirm with the Building Division before you order.

Filing The Permit

Paper only, at the Building Division counter on 2 East Main Street or by mail. No portal, no email. You need the application, four copies of a scaled plat of survey and four sets of drawings. Fee is $125. Review runs one to two weeks, inspections on 630.377.4406 with 48 to 72 hours notice.

The survey must also show the electric service line route. St. Charles owns its electric utility, and no deck may sit over the service or cover a meter.

Who Actually Issues Your Permit

  • Inside city limits: City of St. Charles Building Division, at the $125 fee and the figures above.
  • West of the city: much of Wasco and the Campton Hills Road and Silver Glen corridors is Village of Campton Hills, which runs its own building department.
  • Unincorporated: Kane County Building and Zoning, at the Government Center in Geneva.

Three Rules That Trip People Up Here

  • Historic districts. Three designated districts downtown and on the west bluff. A deck there needs a Certificate of Appropriateness before the permit issues, reviewed twice monthly. Weeks, not days.
  • Tree conservation areas. Red Gate, Tradition, Kingswood, Majestic Oaks, Willowgate, Woods of Delnor, Woods of Fox Glen and Royal Fox carry recorded easements. Anything requiring footings is prohibited inside them.
  • Fox River floodplain. The City counts filling and excavation as development in the 100 year floodplain, so footings on a riverfront lot need a floodplain permit from Public Works Engineering too.

Confirm four things: that you are inside city limits, whether a historic district applies, whether your subdivision carries a tree conservation area, and your guard height and footing depth in writing.
